Total area of 961* hectares (2,374* acres), situated in a scenic and protected valley presenting an undulating landscape with timber shelter belts ideal for breeding.

Soils and Pastures
Comprise a combination of predominately Brown Sandy Loams, Earthy Loams and Yellow Podzolic Sands. Pastures are a productive balance of improved perennial pasture species (500* hectares) comprising phalaris, cocksfoot and clover with perennial native grass and clover pastures. Elevation varies from 1,010* meters Above Mean Sea Level (AMSL) to 1,270* metres AMSL.

Up until 2008, the open grazing areas, both improved and native received an application of single superphosphate of 110* kilograms per hectare annually, highlighting the opportunity to increase carrying capacity.

Water
Multiple water sources, 33* dams, a bore and multiple natural creek systems and water courses, supported by the annual average rainfall of 718* millimetres. A reticulated water system supplies a network of nine* water troughs.

Fencing
The Property benefits from fencing in good condition, which is suitable for sheep and cattle. The Property is well-fenced and includes approximately 7.5* kilometres of new fencing comprising mainly plain wires and netting or hinged joint with some electric and steel and timber posts.

Scope of current enterprise
The Property has a long history of conservative management by the current owners, with the current tenure dating back to 1964* (60* years). The Property was operated full time by the vendor until 2008, when they decided to semi retire and reduce their workload by focusing on just the cattle enterprise.

Currently, the Property is supporting 400* agistment merino ewes plus 75* cows and calves. Historically, the enterprise mix prior to the semi-retirement of the vendor, encompassed a 1,500* head self-replacing Merino sheep flock and a self-replacing cattle herd comprising 30* cows in a spring calving system.
