Cross Roads comprises a 27,058 hectare holding (predominately Western Lands Lease) which has been under its current ownership for 20 years. During that period the owners have run sheep, cattle and harvested goats on an opportunistic basis without really pushing the country. Most of the property has been de-stocked since April 2017, save for 400 weaners in the current season with a regular harvest of feral goats. The property has carried up to 6,500 merino ewes in good years (9,750 DSE) when it was being more actively managed.
While the property has been de-stocked in recent years, a carrying capacity of 3.25 hectares per DSE translates to an overall carrying 8,326 DSE. Bureau of Meteorology (Ivanhoe Post Office) records indicate the property has an annual rainfall of approximately 306mm pa.
The country comprises a mix of open grazing country (approx 40%), timbered grazing country (approx 40%) and mallee country (approx 20%). Vegetation includes a mix of Belah, Mulga, Wilga & Mallee with isolated Currajong Trees and importantly there is a relatively low incidence of Turpentine and other woody weeds by district standards which support the carrying capacity of the property.

Improvements include a very good quality 8 stand shearing shed (6 equipped) with yards that can be utilised interchangeably for cattle, sheep and goats along with a good quality machinery shed, shearers quarters with central kitchen and meals area, ablutions and six individual air conditioned rooms. Mains power is connected to the buildings and mobile coverage is available via a boosted aerial to the main building area (Patchy range to various other parts of the property). The property is also benefited by an airstrip and hangar along with several other outbuildings.
Critically the property is serviced by some nineteen water tanks/dams eight of which are set up to trap goats. The property features two boreholes one of which is slightly salty but could be equipped with a desalination plant while the second is 300 feet deep and has been recently cleaned. The second bore features a solar tracking power system, is capable of delivering 400 gal/hr once equipped and is connected by a 50mm poly line to the central portion of the property. The bore has not been required since 2007/8 as a consequence of the high reliability of the tanks.
The boundary fencelines have all been graded while fencing is generally sheep/cattle proof across the property. The property is subdivided into 11 main paddocks and the central paddocks have been reinforced to be goat proof and provide for reliable holding paddocks after mustering ahead of transporting.
