The flat has a living room, a kitchen/dining room, a fully equipped laundry with a washing machine and sink, a large main bedroom and a second smaller bedroom. It has a new reverse-cycle air conditioning unit.

We are looking for a responsible, quiet living and a trustworthy single person or couple to rent the flat. We could look into the suitability of children or pets.

Rent includes water, electricity, gas and NBN internet (wi-fi)

1) Rental Term - minimum rental term is 3 months, with 30 days notice if you want to end the tenancy

2) Rental Payment - rent must be paid in advance, happy to discuss whether monthly or weekly payments work best for you.

3) Bond - the bond is $1500, we will give a receipt for this, and it will be returned at the end of the tenancy unless it's required to cover the following charges:-

the reasonable cost of:

repairs: if you, another occupant or a guest has damaged the premises or goods leased with the premises (other than fair wear and tear)

cleaning: if you have left any part of the premises not reasonably clean

replacing locks or other security devices: if you have altered, removed or added these without consent.

rent or other charges you owe under the tenancy agreement.

4) Tenancy agreement - you will be asked to sign a tenancy agreement, this will be a standard government form, to ensure we're all aligned.

While the above probably seems like a lot of small details, we wanted to make sure from the start that expectations are aligned, so there's no cause for any ill feeling between us. Having a good relationship with our tenant is important, and we want you to feel as comfortable as possible here.
