HAZELBROOK, 1.5 ACRES, BACKS TO BUSH, LARGE VIEWS ACROSS 60KMS.

This is an ideal situation for any one needing to have close accommodation for their parents or wanting an investment property that can be managed easily.

This is one of those breathtaking mountain outlooks that people wish for when they go to the mountains. It is not much use living up here if you don't have an impressive view and this place has that.
Recent sales figures in the area suggest that no. 15 would fetch about 850+K and no. 17 about 650+K. Selling together offers a bit of a discount on these very conservative estimates.

10 min walk to shops, school and station. 2 houses and lots of land for not a lot more than the price of a single property.

This is a very rare opportunity to purchase 2 brick houses alongside each other. Both have been lived in by families. The block has been extensively landscaped and the steep aspect has been converted into accessible terraced areas. You can even drive a car down into the backyard. The drive in, drive out driveway and very large street frontage makes the property seem even larger than it is.
No 15 is a large home with 4 bedrooms but easily converted into 6. No 17 is a 3 bedroom home. Both houses work well together on the property. There are 2 titles but they appear like they are one large block.
Ideal situation for someone wanting a house for their parents, or like what we had, an investment property that you can monitor and self manage. They work quite independently but are easily accessible from each other.

Rental returns are significant in the mountains. There are very few properties available to rent in the mid mountains currently. The highway becoming 4 lanes the whole way, development of Badgery's Creek Airport and people wishing to escape the Covid suburbs has created renewed demand in the mountains yet still the value is way better than in Sydney.

The large home at no.15 is 2/3 storey. On the entry level there are 3 bedrooms, kitchen double lounge, bathroom. laundry and large covered rear deck, downstairs there is another lounge area, bathroom, bedroom, 2 storage areas and an open space that could be converted into another 2 bedrooms quite easily. There is a big storage shed on the third level with 2 roller doors. Large floor to ceiling windows take in the huge views at the back of the property and the house sits way in the air giving a magnificent feeling.

The second house is a normal size 3 bedroom 1 bathroom place with ample off road parking and great potential to expand both onto the same level as the house and underneath the house. It deserves a large deck to take in the magnificent bush views. Plans for this are approved by council.
Hazelbrook township has already benefited from the highway upgrade and recent shopping centre building and improvement. The township of Lawson next suburb has been completely rebuilt into a very appealing town centre. Travel time to Penrith and the west is quite easy with the 4 lane highway the whole way. The local public school is several hundred metres away with an over head bridge across the highway.

There are the regular maintenance type issues with both properties but they are in good state and working homes. No 15 has just had some renovation work opening the living spaces to the newly installed kitchen. There is still plenty of opportunity to expand upon these 2 places and put your own stamp on them but all of the 'hard yakka' has been done in getting these homes implanted into what was initially quite formidable terrain.
Google map, street view search on the properties to see the impressive aspect.
