Country:
The western boundary is 21km of darling river frontage running onto heavy black country that floods out at times. This country grows a good body of grasses and herbages in season. The red country is open to semi open with areas of woody shrubs. The timber consists of Coolibah, River Box and the river country running into Mulga, Gidgee, Whitewood, Rosewood, Leopard Wood, Box, Belah and Wild Orange in the red country that is interspersed with flats and swamps and the Stuart Creek. The country is carrying a good body of grasses herbages and salines.
Improvements:
4-bedroom homestead built in 1961, in original well-maintained condition that has been freshly painted on the outside. There is dining and adjoining lounge room, kitchen and office, all bedrooms have built ins and lead onto a sleepout or enclosed verandah.

Water:
Water is supplied to the house and shearing complex pumped from the river to a 3000-gallon overhead tank. There are 2 x 5000-gallon poly tanks and a 1500-gallon rainwater tank at the house and 2 x 3000-gallon rainwater tanks at the hanger.
There is a 4km 1 " poly pipeline from the river to the 3-mile tank servicing a trough and tank in the goat paddock.
Balance of the paddocks are watered by the river or dams, of which there are 1-3 in each paddock depending on the size. There is also a share tank on the eastern boundary.
Fencing:
Majority of the boundary fence is hinge joint with an internal 550-acre goat paddock also hinge jointed. Internal fences are good steel suspension fences. There are 3 ground tanks that are securely fenced with goat traps and small handling facilities. The cattle yards are both steel and timber construction with a Carinya Cattle Crush.
