****Talpa Community****
The Talpa Community is a small-scale community development on a prominent hill on the northern edge of Googong. It consists currently of just 20 residential lots, 18 of which have been built on. When completed the development is expected to have no more than 23 properties. Commenced in the early 1990s, the community has seen much new building activity in the last five years. Some scheduled maintenance, including a planned reseal of the roadway, has been deferred until current building projects are completed.
The community enjoys some 50 hectares of common land that buffers it from neighbouring properties and adjacent developments. A bore provides irrigation water through a shared storage tank. The bore water supply is metered to help manage demand during summer. There are no usage charges.
The community enjoys a pleasant microclimate as winter mornings frequently bring bright sunshine while you overlook fog and mist in the valleys below. There is almost always a breeze on the hill to keep you cool in the summer. The outlook provides a quite unique view of Canberras weather as it rolls in across the Brindabella Ranges.
Wildlife is plentiful, especially native birds. Echidnas, wombats and kangaroos are resident or frequent visitors.
Community Association levies are $1560 per annum. Council rates are $172 per quarter.
