Sitting at 860m above sea level with spectacular views towards Mt Comboyne this 25 Acre block is just waiting for someone with the pioneer spirit to reveal its former glory.

Power is handy and ample water is available from natural sources. It enjoys a long South East boundary frontage on the Brinawa Creek which locals claim in 100 years of settlement has never dried up! In addition inside the NE boundary is a natural spring fed gulley creek running to a dam site making it ideal for permaculture farming if you're into that.

The property is protected from the winter Westerly winds by 30 years of hardwood regrowth. This was originally cleared with the exception of some majestic ancient rainforest on the southern slopes. The altitude places it above the fog and frost lines and facing NE towards the mighty Ellenborough Escarpment (and Falls) it picks up the comforting summer breeze providing a great aspect to go off grid and deploy solar and wind if desired.

There are two entrances to property. One at the Beech Road NE bottom boundary and the other near the top of the Beech Road end of the South Western boundary on the ridge summit line. There exists the remains of an internal road (originally the old Beech Road) between the two. Earlier in time (back in the late eighties and nineties) our Vendor prepared access utilizing this old road contour. The NE slope was originally cleared from gully to ridge. There are 2 ideal homestead site options. The existing graded cuttings for a split level option as prepared by our vendor years ago (see pics). Or the top of the ridge which can be cleared and levelled. There is a beautiful mature Bunyan Tree close to the split level house site. Subsequently groves of hardwood timber have rejuvenated hiding the views. Selectively mill the timber for cash or to build your mountain lodge and reveal the views.
