A rare opportunity to buy a huge bush block close to Canberra - located in an existing off grid community.
500Ha could be yours, for near the price of 1000sq mtr in the ACT.
Inspection by Appointment. (Likely Saturday and Sunday mornings - please contact)
22km / 25 mins drive to Tharwa. Smiths Road provides easy access to the front entry - it is council maintained and approx. 9km of bitumen road (a further 3.5km bitumen is currently being built ), 9 km of good 2 lane gravel road and a final 2km of steeper winding road (passable in a 2 wheel drive, but requires a 4WD during rain). The front of this property runs 900mtr south along Smiths Road to the "locked gate" which is the end of public access.
The entire block is medium to heavily timbered, Australian Alpine country - with rock and mineral outcrops, several plateau areas, mountain ridges and run off valleys, including the source of 2 creeks (Gossoon and Coorambong).
Limited infrastructure is on this block. The only other road is the Clear Range Fire Trail on the western side, looking down onto the Orroral Valley (1100mtr ASL) - an excellent quality fire trail (maintained by RFS and NPWS) but requires a 4WD detour via Jones Creek Fire Trail. There is very limited fencing.
Wildlife includes lyre birds, kangaroos, wallabies, echidna, wombats, goanna and eagles. Fish the Murrumbidgee River for giant carp or in season murray cod.
Deer, pig, rabbit and goat have been (mostly) cleared from the front eastern section. The western border has permission for Local Land Services & NPWS to perform feral pest control.
The block is Rated C3 - Environmental Management Zone. There is no current building envelope selected - but based on the LEP, the block qualifies for a building permit (subject to the council rules, regulations & approval - Buyers should make their own enquiries.) Note though - your direct neighbours are all on smaller blocks and have had large established off grid houses approved by council.
Purple Circles on the photographs indicate approximate locations pictured- most pics look Northeast to the ACT / Entry or over Plateau 2. It is difficult to show in photographs how vast and mountainous the property is!
* Entry has a medium sized caravan pad - suitable to site a 20 ft caravan / demountable while you build your off grid mansion! With a second pad suitable for a 15,000L water tank and rain collection. The pads have been gravelled and packed hard.
A further 40mtr by 25 mtr level area adjacent to Smiths Road could be easily built on, which originally had 5 bee hives located.
* Plateau 1 (750 mtrs ASL) - is a 100 mtr by 30 mtr area (only 30 mtr x 30 mtr clearing pictured) on a lightly treed rocky outcrop. Pictures are looking east to Smiths Road and the Murrumbidgee River.
* Plateau 2 (850-875 mtrs ASL) - A 500mtr x 200 mtr lightly treed area, (only a 100 mtr x 100 mtr clearing pictured.) Sheltered by surrounding peaks, pictures show views of Canberra to the north, Tinderry Ranges to the East. Suggested build site.
* Plateau 3 (1000 - 1150 mtr ASL) is the enormous ridge around the edge of the south and western borders. Highlighted by the Clear Range Fire Trail. Looking down over the source of Gossoon Creek to North East and Michelago to the south. Snow may fall here during winter.
* Although it doesn't have direct river frontage - there is a registered right of carriageway noted on the title. This provides the owner of this block #103 with direct access to the Murrumbidgee River through the neighboring property - a shared path and privately maintained stair case.
Included in purchase, are previous owners proposed road / engineering diagrams and maps - aiming to build a road up to Plateau 2.
Snowy Monaro Council Rates - $1782/yr. Local Land Services Rates - $184/yr.
Any building in these photographs is not on this block; and is not included in the sale.
