:: Opportunity to sub divide!
:: 3 good dams and creek winding through
:: Power running through block
This property is 337 acres. It is a mixture of open grazing land and native timber. There soil seems to mostly be light clay with a variety of native and sown pasture.
Driving down Boro road for 10 klms the property has a road frontage on both sides for approximately 2 klms. The fencing seems to be in good condition and is a mixture of 6 plain wires / 1 barb and ringlock/plain/barb.
On the left the land is undulating with the Boro creek winding its way through. It is very pretty with shade trees and fertile creek flats. This north-eastern side of the property is divided into at least 2 paddocks. There is power running through and has 3 access gates leading from the road. I think this portion would be 1/3 of the total land.
On the right hand side of Boro road the property starts at Lilyvale road where there is a narrow strip of land before opens up into at least 2 paddocks. This land has the benefit of having had a program of pasture improvement for many years, which is still obvious from the ground cover available. We saw 3 good dams and the power continues through this part.
The majority of the properties timber is on the north and western boundaries of this portion. There are 2 access gates from the road together at the top of an internal fence.
There are many home sites to choose from on either side of the road and being in Palerang council there is still an opportunity to sub divide under their current local environment plan.
This area is being discovered in the last few years as a great place to raise a family while still only being 15 minutes from services such as the train station, petrol station, Loaded Dog hotel and schools at Tarago. Tarago itself is growing rapidly both in the rural and residential areas being under 1 hour commute to Canberra and central to main roads leading to the coast and through the city of Goulburn to Sydney.
