Last Listing description (February 2026)

Imagine arriving through your private automated gates, the noise of the world falling away as you make your way toward your own peaceful retreat. Set on 8.85 hectares, Barrawarn offers space, tranquillity and a sense of calm that begins the moment you enter the property.

You follow the long tree lined driveway as it gently rises toward the home, the landscape beginning to open around you as you reach its elevated position on a natural foothill. Framed by mature sculpted hedges and magnificent towering trees, the faade gives you a sense of the elegance waiting within, all set against panoramic views that sweep across the rolling Macedon Ranges and surrounding landscape.

Step inside and you're immediately surrounded by natural light, with large windows framing the countryside from every angle.

Throughout the home, reflective surfaces have been thoughtfully positioned to bring the outdoors in, turning light, sky and landscape into shifting pieces of natural art.

Designed with a focus on light, efficiency and connection to the outdoors, the home makes the most of its elevated position. Every room feels open and inviting, with the layout offering a sense of calm and simplicity that suits the surrounding landscape.

The open plan living and dining area draws you forward, guiding you to the heart of the home... the gourmet kitchen and social hub. Here, the central stone island bench becomes the place where mornings begin and gatherings unfold. High end stainless steel appliances, sleek cabinetry and a newly installed Glemgas Italian oven make cooking a pleasure, whether you're preparing a quiet meal or entertaining friends.

The lounge area has been professionally wired for surround sound, giving you the flexibility to install 5.1, 7.1 or Dolby Atmos speaker configurations to create a true home cinema experience.

From this central point, massive glass sliding doors invite you outside. Step onto the extensive covered veranda and patio and feel the home merge effortlessly with its landscape. This is where you'll dine, relax and take in the ever changing views across your private rural vista.

You'll also find two additional outdoor areas that give you more places to sit, entertain and enjoy the surrounding views, each offering its own perspective across the landscape.

One of these outdoor areas features a custom firepit set on a gravel base with open views across the paddocks, giving you the perfect place to gather, unwind and watch the sun dip below the horizon.

The main bathroom has been newly renovated, adding a fresh contemporary feel that complements the home's architectural character. You'll find the freestanding Aphrodite bath positioned within the light filled space, with the large picture window opposite creating a peaceful outlook and drawing the outdoors in to give you a calm place to unwind.

The main bathroom renovation was completed without any structural changes and includes a two year non structural warranty for added peace of mind.

The Master Suite is a true sanctuary, giving you your own modern private ensuite and the luxury of glass sliding door access to the outside veranda, inviting you to relax in the warmth and glow of the evening sunsets.

In the afternoons, the sun drops across the western paddocks in a display that ranges from soft pastels to vibrant, colourful sunsets. Mornings are just as special, with the sun rising at the front of the home and filling the rooms with gentle early light. On clear nights, the stars and moon put on their own show, adding another layer of calm to the landscape.

Its manageable scale is ideal for those who want the beauty and freedom of acreage living without the upkeep of a large home.

The property offers gently undulating land that adds character to the setting while still giving you plenty of usable space for animals, gardening and outdoor living. Outside, the land offers a mix of open paddocks, established trees and peaceful outlooks. Whether you're tending animals, walking the property or simply enjoying the space, the setting gives you the freedom that only acreage living can provide.

For those with animals, the property includes three secure dog runs, fully functional cattle yards, and exceptionally well set up shedding that features a large shed with secure automated parking, two additional undercover car parks, and a stable. The elevated position of the home enhances the sense of privacy and connection to the land.

Water security is exceptional. You have a high quality drinkable bore and generous tank storage, supported by two dams located in the front paddock. They provide reliable water access and create a tranquil focal point near the entrance.

Located just minutes from Lancefield township and approximately 44 minutes from Melbourne Airport, Barrawarn gives you the lifestyle many buyers are seeking... space, fresh air and a beautifully presented home ready to enjoy.

The Story Behind Barrawarn

From the current owners

Barrawarn means magpie in the Woiwurrung language of the Wurundjeri people, the traditional owners of this land.

For more than 23 years, magpies have been part of our family life here. Their songs have marked the rhythm of our mornings, their presence has been a constant companion through seasons of change, and their trust has grown alongside ours. We have shared this land with them as family, not just as visitors, and the name Barrawarn honours that bond.

It also pays respect to the Aboriginal heritage of the region, acknowledging the deep cultural roots that give meaning to this place. For us, the name reflects continuity, legacy and harmony between people, animals and landscape.

As the property moves into its next chapter, Barrawarn carries forward that story. It offers future custodians not only a home but a place with history, heart and a name that speaks of family, respect and connection to the land.
