THE TIME TO ACT IS NOW - WILL BE SOLD ON OR BEFORE AUCTION DAY

Dear Future Owner,
From the moment we first discovered 27 Ron Penhaligon Way, we knew it was a home where our family could truly grow, spread out, and enjoy everything life has to offer. What immediately attracted us was the incredible space this property provided - five bedrooms, multiple living areas, a large private backyard with a pool, and the rare opportunity to have room for our 10-metre caravan, build a large carport, and still enjoy plenty of off-street parking.
With five children, we needed a home that could accommodate everyone comfortably, and this property delivered exactly that. The location was another huge attraction - being within such close proximity to everything we needed, from Robina Common sporting fields and walking tracks, to Robina Pavilion, Robina Town Centre, Bunnings, Q Super Centre, schools, transport, and even the beaches of Burleigh and Broadbeach. It truly offers the perfect balance of space, convenience, and lifestyle.
An added benefit we've enjoyed over the years is the home's appeal to Bond University students. With bus stops conveniently located right out the front, we've had many students happily rent rooms, with rental returns typically ranging between $350-$400 per room per week. It's been a fantastic additional income stream and an easy, practical option for anyone looking to offset their mortgage or maximise the home's potential.
The backyard has always been the heart of this home and the place we will miss the most. It's expansive, private, and peaceful, with a 2.1-metre fence creating a wonderful sense of seclusion. The two patios positioned at either end of the pool have been perfect for entertaining, whether it was family gatherings, Christmas celebrations, engagement parties, baby showers, or simply relaxing with friends. There is so much room to enjoy outdoor living here, and it's rare to find a backyard with this much privacy and versatility in such a central location.
Inside, we've loved having two separate lounge areas, giving everyone their own space while still allowing the family to come together. The master bedroom has always been a favourite, with its walk-in robe and ensuite, while the large double garage has provided plenty of storage and convenience. The ducted air-conditioning throughout the home, along with the new ceiling fans we've installed throughout the property, has also helped ensure everyone stays comfortable all year round.
Over the years, we've made many improvements to make this home even more enjoyable. We've added a carport, patios, side patio, beautiful wooden flooring, renovated bathrooms, updated the kitchen, installed mirrored sliding doors on all bedroom cupboards, and added CCTV security with eight hard-wired cameras throughout the home. We've also renovated and refreshed the pool, including the sandstone-tiled surrounds, creating an inviting outdoor space that has been enjoyed by our family and guests for years.
One of the things we've always appreciated is the potential this property offers. The generous land size provides so many options for the future, whether you choose to continue updating the home, add another level, or explore further possibilities (subject to council approval). Homes with this much land, space, and flexibility in such a sought-after location are becoming increasingly rare.
Some of our favourite memories here have been created outdoors - spending sunny days around the pool, enjoying winter afternoons in the sunroom, and summer evenings entertaining family and friends. This home has been the backdrop for so many special moments, and we've been lucky enough to share it with wonderful neighbours who have become great friends.
As our five children have now grown and moved on, we've reached the stage where it's time for us to downsize and enjoy a simpler lifestyle. While it's difficult to leave a home filled with so many memories, we know it's time for another family to experience everything this property has to offer.
