2. The property has a Solar Electricity Generation System (SEGS) fitted and the electrical connection will remain in the lessor's name. The tenant is required to pay all electricity fees incurred above the credit provided by the SEGS on the property. Any credit remaining on the electricity account from the SEGS at the end of tenancy will be refunded to the lessor. The electricity account will have a meter read and the account will be set to zero as near as practical to the tenancy agreement starting date and ending date. The tenant will be provided with a quarterly account statement to keep track of electricity usage and possible incurred costs. This statement will be scanned and emailed to the tenant. Any incurred electricity costs will be provided on the quarterly statement and the tenant has 28 calendar days to pay from the date of the lessor sends the statement. Any fees are to be paid to the lessor by electronic funds transfer into the nominated account for rent.
3. The property is supplied with two 8.5 kg LPG gas bottles for the gas cooktop. The property will be handed over to the tenant with a minimum of one bottle full. At the end of the tenancy, the tenant is to hand back the property with a minimum of one bottle full.
